131 Chapel Road in Manchester is 151,501 s/f industrial distribution facility formerly owned by HDI, the largest Budweiser distribution facility in Connecticut. Steven Inglese of the New Haven Group, represented the HDI in marketing and negotiating a sale leaseback for the facility to a national REIT. HDI leased the property back under a long term NNN lease under the terms of the deal. Inglese marketed the property nationally and generated over 10 competitive bids within a short time frame and was able to negotiate favorable terms for the seller. The property sold for a sub 7% cap rate for this private family business.
